Housing development data and housing needs analysis
Housing and population growth are inextricably linked.
With housing development, the demographic make-up of an area can change, impacting the demands and needs for products and services.
With data from our Consilium Local Plan Housing Database, you can identify where housing growth is likely to happen. This data set provides an up-to-date, consistent picture of housing growth plans across England, Scotland and Wales at a macro and micro level, collated and geocoded from Local Plan evidence.

To help you understand the potential demographic impacts of housing growth, we offer a range of forecasting services, from bespoke housing-led growth scenarios using our in-house forecasting models, to off-the-shelf Housing Plan population forecasts from our proprietary Small Area Forecasting model.

As populations change in size and structure, their housing needs change…
-
An ageing population requires housing options that are better suited to the needs of older people, including properties that are accessible or have on-site support services.
-
Migration to an area may increase in response to economic growth or education service, increasing the demand for family housing.
-
Socio-economic factors and low levels of affordability can increase the demand for affordable and social housing.
Through clear, transparent and visual reporting, we produce estimates of the need for social and affordable housing, as well as the housing needs of other groups within the population, following government-recommended methodologies and in accordance with Planning Practice Guidance.

Using our Housing Mix model, future housing needs can be disaggregated to lower super output area (LSOA) level by property size, type and tenure.
